42/43 Westland Row, Dublin City

Upgrade & Refurbishment to 42/43 Westland Row (300m2) and (4000m2) extension to provide Civic space for Arts Council of Ireland in joint venture with Dooley Developments. Refurbishment of the existing mid – Victorian terraced buildings and the construction and fit-out of a new office building to the rear.

The site works include the demolition of existing shed at the rear of the building; strip out of No’s 42 & 43; installation of new shop front, construction of a new 3-storey steel frame building at the rear; construction of an atrium with stairwell and elevator; installation of fire systems, electrical and mechanical packages. Particular attention was paid to the installation of low energy solutions for lighting and heat sources.
 
A VRF System was installed in the offices throughout the building in the new and existing building in addition to the atrium space.  Circulation spaces are provided with electric panel heaters.The primary fresh air to the new offices and internal existing office spaces (adjacent to the atrium) that do not have access to openable windows are provided with a filtered fresh air system with heat recovery from Air Handling / heat recovery units.  
The HRU is controlled by a time schedule with provision to extend operating hours if required. Lighting, New Offices Recessed LED panels with daylight and occupancy controls to minimise energy consumption.
Existing Offices Suspended / Surface LED panels with occupancy controls to minimise energy consumption.Atrium and circulation areas shall have Pendant LED Lights / Recessed Downlighters activated by passive infra-red sensors.
